Kitchen Renovations

How much does a kitchen cost?

Kitchens are not cheap and we get that. But why? Let me break this down for you.

Most of the costs are in materials and honestly this is not a lie. Each year the materials get more and more expensive which only brings the cost up with it. Most average size kitchens cost us around $15,000 in materials alone without us taking a cent. Now who is getting that money? answer is my suppliers and the board manufacturing plants. Below I will explain this to more detail. But the key element for you the clients is whether or not it is worth it for you? The value we offer our clients on the renovation projects always gets reciprocated back into your pockets as the added value to your home is now greater than the projects costed you. This is the beauty of renovating your home. So yes, the outcome is worth the initial funding.

Below I have added some notes on the breakdown of a kitchen and why they cost what they do.

We will base the below on an average size kitchen

Board Manufacturing (polytec, Formica and Laminex)

When you place an order with us you can choose any of the three big names "Formica", "Laminex" or "Polytec". These are the places we get the board from. The board comes delivered as a full-length sheet/sheets at 2400mm x 1200mm in lengths. These sheets can vary in pricing depending on the finish and texture (wood grains). Range around the $500 per sheet.

If you request for a painted (2 Pac) finished shaker style doors these are made in factory using Raw MDF or Satin board which is direct from the suppliers also. The reason these are more expensive is due to the extra processes involved. The CNC machine will route and cut the doors as per your design and then it is sent off to a painter to be painted. For most average sized kitchens this process is additional $5,000 including painter and profiling for doors.

Factory cutting and edging

Once the board has arrived in the factory in the full size length sheets we then need to program the machines to cut what is required. We use a CNC router machine to cut all the pieces accurately and without chippage from your typical saw blade cutting methods. A CNC machine typically costs a round $500,000 - $1,000,000 !. Not a cheap machine at all. This alone costs more than the factory itself which averages around $1,000,000.

Once board is cut it then needs to be edged. This is done by using a machine called an "Edgebander". These can range is price, but average is around $50,000.

Once board is edged a worker cleans up any edging with a scraper to get the edge tape that perfect round and runs a quality check on all board to then be ready for building.

​

Keep in mind there is a lot more machines in the factory not listed above, this includes a panel saw ($30,000). Drill press ($8,000), Dust extractors ($30,000), Air compressor and air lines ($30,000), Forklift ($20,000) plus many more smaller items used daily. The amount of money to go into a cabinet making factory needs to be more well known so customers can see the overheads and why it costs what it does.

In terms of time and cost this process can take a week of work in factory which costs around $5,000 per kitchen.

Draw hardware and door hinges (we use Blum branded)

Hardware comes from other sources. For us we use "Blum" branded hardware. We recommend "Blum" due to the quality, innovation to modern technology and backed warranty they supply.

Typically, it costs $15 per cabinet hinge with hinge plate which is mounted onto the cabinet. These come as a softclose.

​

We also use "Blum" with the draw systems we use. These also come as soft close. "Blum" is not a cheap brand, and this does reflect on the price. The difference however with cheap and good is the smoothness and quality. We only offer a product that will last time. Draw systems we typically use are called"Antaro's". These are around $180 per draw. This includes the draw metal sides and clips.

Admin which includes site measure/consultation & Designing and drawing

The admin often gets overlooked when it comes to how much is required or what is involved. When it comes to getting the dream kitchen, we do require a fair bit of work outside from just building and installing. We first need to come up with a design and make your vision work with the space we have. This is done with site consultations, emails and phone calls to discuss. Just in back and forth discussing this can take a few days of work alone which costs around $2,000. This would include writing up of any contracts or paperwork needed. Once discussed we can proceed to drawing 3D visual of what this space will look like, this also can take a few days which is valued at $2,000. We offer a free variation on the design to make it perfect but do expect to pay more if the timeframes extend past the allocated hours.

Withe the design and drawing side of the admin out of the way (around $4,000) we can then commence the order. Orders typically take a month to receive materials. So, from order you will have your dream kitchen in two months period unless booking slots are tight at the time (you would be informed timeframes by this time anyways)

The other admin we charge is for organising other trades or collecting of "other" materials. With the trades this will already be charged (15% total trade cost). No additional fee as its already included onto the price for trades as your quote will show. Collecting of materials will be charged at the hourly rate of $125. This will depend on how far the collection is from head office on Bribie Island. Fuel is included onto the $125 per hour.

Building of Kitchen

Building of the Kitchen is a fairly straight forward process that only requires cost of labour as all design elements, materials and hardware has already been purchased and ready to go by this stage. expect up to a week for building of standard size kitchen with standard design elements. This costs around the $5,000 mark.

Install of Kitchen

Installing a kitchen is where things may get slightly tricky with making spaces work to the design approved. What I mean by this is making sure cabinets are 100% square and level. You may wonder why this is important? If the cabinetry is not level and square you will have alignment issues with doors and draws. This being a good indicator the cabinets are not level or square. A good installer will have no problems getting this done correctly. The second issue is visually noticeable, if not level and square. A well-trained eye can pick this up. the third reason is you do not want a drop for benchtops as this can cause items placed on top to start rolling downhill. This also causes issues when it comes time for backsplashes, everything is easy and looks better cut square. Installing a kitchen can take a week of work, expect to pay around $5,000.
